The rules

What a landlord has to do

The legal minimum, in plain English.

  1. Check every 12 months

A Gas Safe registered engineer checks every appliance, flue and pipe you supply, and issues a gas safety record.

  2. Give tenants a copy

Within 28 days of the check. New tenants get one before they move in.

  3. Keep your copy

For at least two years. Letting agents often ask to hold a copy as well.

  4. Book in the last two months

A check done in the final two months of the 12 keeps the original renewal date, so you do not lose time.

Commercial

Shops, offices and small units

Andy covers heating and plumbing for small commercial premises as well as homes. Commercial gas work depends on the equipment, so ring and describe what you have. He will tell you what he can take on and what needs another specialist.

For site files and property records: Brearley Plumbing and Heating Services Ltd holds £2,000,000 public liability insurance (MSIG Europe SE), in force to October 2027. The certificate is available on request.

Questions

Landlord questions

How often does a landlord need a gas safety check?

Every 12 months. A Gas Safe registered engineer must check every gas appliance, flue and pipework you supply, and give you a gas safety record. You can have the check done in the final two months before it expires and keep the same renewal date.

What do I have to give my tenants?

A copy of the gas safety record within 28 days of the check. New tenants must get a copy before they move in. Keep your own copy for at least two years.

What if I let to several tenants in several properties?

Each property needs its own record, with its own renewal date. Send Andy the list of addresses and he will quote the lot and suggest dates that keep the checks tidy.

Is a "CP12" the same as a gas safety record?

Yes. CP12 is the name many people still use for the landlord gas safety record. It is the same document.
