Why it matters
The cheapest repair is the one you never need
A gas boiler that is running dirty loses efficiency quietly. You do not notice a bill creeping up, and you do not notice a worn seal until it fails. An annual service is the only routine point where somebody actually looks inside the thing.
It is also the condition most warranties are written around. Manufacturers ask for evidence of annual servicing when a claim is made, and a boiler fitted two years ago with no service history is a claim they can refuse.
Landlords have a second reason: the annual gas safety check is a legal duty, and doing it in the same visit as the service saves a second call-out.
What happens
What Andy checks, in order
No checklist theatre. This is the sequence, and anything that fails gets written down and priced before any work is agreed.
Run and test
The boiler is fired and run under load, watching for ignition faults, noise and short cycling.
Gas rate and pressure
Measured against the manufacturer's stated figures for your model, which is how an under-performing boiler gets caught.
Combustion analysis
A flue gas reading shows whether it is burning cleanly, which is both an efficiency and a safety question.
Flue and seals
The flue is checked for safe operation and the case seals for deterioration. Both are the parts that fail silently.

Questions
Servicing questions
How often does a boiler need servicing?
Once a year, and the manufacturer's warranty usually depends on it. Most makes require an annual service by a qualified engineer to keep the warranty valid, so skipping it can cost you the cover on a boiler you have only just paid for.
What does a service actually involve?
The boiler is run and tested, the gas rate and pressure are checked against the manufacturer's figures, the combustion is analysed, the flue is checked for safe operation, and the case seals and condensate are inspected. You get a written record of what was found.
Is a service the same as a gas safety check?
No. A safety check tests whether the appliance is safe to use. A service tests it and cleans and adjusts it. Landlords need the safety check by law; a service is the maintenance that keeps the boiler efficient. They are often done in the same visit.
My boiler was serviced by someone else last year. Can you still service it?
Yes. Bring out whatever paperwork you have and Andy will pick it up from there. If there is no record, he will say so plainly rather than guess at what was or was not done.
