The short answer: a full strip-down service in the UK typically costs between £90 and £120, and around £105 is normal. If somebody quotes you £30, ask what they are going to do inside the boiler, because at that price it is usually a quick look at the case and a sticker.

What separates a real service from a visual check is measurement. The gas rate gets checked against the manufacturer's figure for your model, the combustion gets analysed with a flue gas reader, and the case seals and flue get inspected. That is roughly an hour's work and it is the hour that catches a boiler drifting out of specification before it becomes a repair.

Landlords have two separate jobs that get confused. The service is maintenance. The gas safety check, which produces the CP12 record, is the legal duty and is a different test. A single-appliance certificate is £70, and doing both in one visit usually lands between £120 and £150 because the engineer is already standing at the boiler.

Warranty is the other thing people forget. Most manufacturers will ask for evidence of annual servicing if you claim, and a boiler with no service history is a claim they can turn down. That is a much bigger bill than the service.
